Is your Property Tax correct? Do you disagree with the taxable value? What right of appeal do I have?

If the taxable value for property tax calculation is significant, you can file a complaint in the United States.
It depends on the States.

The following is a long text.~
When I checked the documents sent to me by the county the other day, they were highly rated.
This means that I will have to pay more property tax than necessary.
So, when I made inquiries as written in the document, I was first contacted by the county's property tax department.

 

And I was said that your home's property tax is $〇〇! The reason was strongly explained.
However, I was not convinced, so I explained my reasons for this.
After that, I received a notification, the person in charge appraised it again via email, and as a result, the appraised price will be lowered to $〇〇. 

Still not satisfied, I replied and found out that even if you lower the assessed value to $〇〇, your property tax amount will not change because of the 3% cap rate!
That's what I was told.
That's not the problem, I just want the assessment amount to be corrected. ️

Therefore, I could not agree with the amount proposed by the person in charge and decided to participate in the Review of Taxable Valuation Hearing and petition.

 

When we went to the hearing at the Clark County Assessor's office, it was a large hall that we often see on TV.
My husband and I were a little scared because we never expected it to be held in such a big venue. 
Six members of the county's Board of Equalization are sitting in the back.
All of them are veteran home appraisers with 30 to 40 years of experience.

 

I was a little confused because it was my first time, but just as we were thinking, ``We should just watch the others and respond in the same way,''
then our name was called and I said, ``What! I didn't expect to be the number one batter?!''


We went to the center of the Hearing Room, gave our name and address, and our representative presented the county's case.
Then it was our turn to simply state our opinion. Several board members asked questions of county officials.
"So, please point out the contradictions in your explanations and claims."
 (yes, we also felt contradictions in that point! As an explanation with reasons, it doesn't make sense for us!)

 

As a result, all board members unanimously approved our appraisal as an appropriate amount.
I really feel that if it's worth your time, it's better to claim until you're satisfied.

The results were very satisfying and we had a very valuable experience!

 

As a result, we were able to reduce the taxable price, which is the basis for property tax calculation, by approximately $46,000.
If we had not filed this request, we would have had to pay about $260 more in the 2025-2026 property tax year!

Don't you think we don't like paying the wrong amount of tax more than the amount!

 

In fact, we did the same in 2010 for our house in CA.  We requested for a correction to the County in CA that the property was located.
However, in CA the procedure was completed by just submitting documents, so it was easier than in Nevada.

When you look at the taxable value of your property and you feel it is incorrect 

it may take some time, but it's worth contacting the County Tax Assessor's office in your area.
